Valuations
ARIM has access to Allsop’s teams of qualified valuers
based in London and Leeds who have a wealth of experience and are considered UK leaders in this field. The scope and nature of valuation work Allsop undertakes includes high value individual properties in prime Central London, affordable housing, large scale UK-wide portfolios and mixed use development sites. In addition, it has a team of over 40 valuers around the country who assist in undertaking very large scale portfolio valuations.
Key Performance Indicators & Benchmarking
ARIM encourages investor clients to benchmark their portfolios through IPD (Investment Property Databank), and against other portfolios under ARIM’s management, to provide valuable insights into improving performance.
Portfolio & Financial Modelling
ARIM is keen to work with investor clients to develop financial models for their portfolios in order to identify a series of portfolio financial targets such as yield, rental income or capital growth. These portfolio models can be applied in a number of ways, including asset management planning, exit planning and portfolio profiling. Financial targets can also be used as the basis for incentive fee arrangements.
Strategic Asset Management Planning & Reporting
By first understanding investors’ aims and objectives, ARIM then develops strategies to meet them. For example, this may be seeking to optimise rental cash flows whilst at the same time carrying out a disposal programme. A proactive asset management strategy is called for, with all options fully researched and costed, to ensure the most profitable outcome for the investor.
Investors’ strategic objectives may vary significantly and ‘one size’ is unlikely to fit all. ARIM will work with investor clients to understand the strategic context against which to develop a bespoke asset management reporting template. This should compliment a continuous, iterative and detailed dialogue.
