How should I make payments?
It is generally a requirement of your tenancy that you pay your rent by standing order on the same date every month to coincide with the date that your rent is due. If there is any reason why you cannot pay by this method, please contact us to discuss your options.
My rent is due on the 1st but my pay day is the 15th. Can I pay on the 15th of each month?
You must call us if you need to pay late. We may be able to agree to payments being received late but on the strict understanding that this is a concession and that if payments are missed, arrears reminders will be issued and you may incur an interest charge.
If your pay day is towards the very end of the month, we will ask you to pay extra each month until your account is showing a credit equal to one month’s rent. Either way, you must call us to discuss your reasons for wishing to pay late and obtain our agreement (which may not be possible) before changing your standing order arrangements.
I am leaving the property. Can you use my deposit to cover the last rent payment?
You are obliged to pay the rent up to the end of your tenancy. The deposit is taken at the start of your tenancy to cover any disrepair (dilapidation) discovered when you vacate. However, if you have vacated and there are any arrears, your deposit will be used first against any dilapidations. Anything left over will be used to go towards any arrears.
What if my circumstances change and I need to leave the property before the end of the contractual term?
Legally, you are not entitled to leave the property until the end of your tenancy. You are liable for all rent payments due until then. We could ask the local letting agent to re-market the property and, if a new tenant is found, you could be released from your tenancy once they are ready to move in. However, you would be liable for all rent payments due until then, as well as for the letting fees incurred in re-marketing the property (typically equal to one month’s rent).
I am a Lessee. My charges are due half yearly but I would like to pay monthly.
Any agreement to pay your service charges in instalments must be discussed and agreed with your landlord. You should, therefore, call us explaining why you need to pay monthly. We will then refer your request to your landlord and let you know what they decide.
However, if you wish to pay monthly in advance of future service charge demands, that is entirely at your own discretion although it should be understood that any balance outstanding when the ½ yearly demands are issued must be paid when they fall due. due.
