Important Information: Please refer to your tenancy agreement for full details of your obligations as a tenant, but some of the main elements are captured here.
KEYS: Up to two sets of keys are provided at check-in. Any requirement for additional sets will be at the tenants' own expense. All keys must be returned at the end of the tenancy.
UTILITIES: Tenants are responsible for charges for the water, gas, electricity and telephone in the property. Utility companies will not allow ARIM to open accounts on behalf of tenants. In order to avoid the risk of disconnection, it is important that you contact the appropriate suppliers as soon as possible, to have the services transferred into your name. If you change the utility provider, you must notify us at the termination of the tenancy.
COUNCIL TAX: It is the legal responsibility of the tenant to register for Council Tax.
TV LICENCE: It is the responsibility of the tenant to obtain a current television licence. TV Licence customer helpline - 0870 241 6468.
CENTRAL HEATING: If you go away, particularly during the Winter months, your heating should be programmed to heat the property either constantly on a low setting, or on a higher setting for a minimum of 2 hours in the morning and 2 hours in the evening.
WINDOWS: Your tenancy agreement obligates you to keep your windows clean. This is important for the overall pleasant ambience of the property. If you would like us to help you find a local window cleaner, then please do let us know. If you do not clean your windows, we may be forced to arrange for this and will recharge the cost plus an administration fee for doing so. Also, please do not hang or air laundry at the windows of the property.
VENTILATION: You will need to ventilate the property regularly by opening windows. If you don't, then condensation will almost certainly become a problem, with a risk of black mould appearing on surfaces and damaging the decorations and window dressings. If this happens, you may be recharged any costs that arise in making good these areas.
TENANT CONDUCT: Your tenancy imposes certain obligations on you in terms of conduct at the property during the term of your stay. Please abide by all terms of your tenancy and, in particular, we respectfully request that you note that hosting parties in flatted accommodation that disturb your neighbours is not appropriate. When you or your visitors are entering or leaving the common areas, please be mindful of the noise you are making. Many people work nights or shift work, have families or live a differing lifestyles and respect for each others right to quiet enjoyment goes a long way to ensuring good relations between neighbours.
PROPERTY VISITS: In the event that we should decide to inspect your home, we will give you written notice of this in advance.
